Introduction

Lilyfield, Rozelle and Balmain sit along the northern edge of Sydney’s Inner West — a connected peninsula defined by harbour edges, historic streets and a strong local identity.

While often grouped together, each suburb has its own character. Lilyfield is quieter and more residential. Rozelle is layered and evolving. Balmain is established, dense and tightly held.

The Peninsula Context

Just a few kilometres from the CBD, this pocket of the Inner West has evolved from working harbour and industrial uses into one of Sydney’s most desirable residential areas.

Its appeal lies in proximity, walkability and character — but those same qualities bring constraint:

  • Small sites and limited access

  • Heritage controls and conservation areas

  • Existing buildings not designed for modern comfort

  • Increasing pressure to adapt rather than replace

Design here is rarely straightforward. It requires careful judgement — knowing where to retain, where to open up, and how to introduce light, space and performance without losing the essence of the place.

Lilyfield

Quiet, connected, and steadily evolving

Lilyfield offers a softer, more residential counterpoint to its neighbours. Set between Iron Cove and Leichhardt, it combines tree-lined streets with access to generous open space — including Callan Park and the Bay Run.

Many of its homes began as modest cottages, and the suburb has evolved through incremental change — extensions, additions and careful reworking over time.

It’s a place where thoughtful design can unlock real potential: improving how a home performs and feels, while maintaining the character that makes the street cohesive.

Rozelle

Layered, energetic, and in transition

Rozelle sits at the centre of this precinct — both geographically and culturally. Anchored by Darling Street and Victoria Road, it has long been a mix of residential, commercial and industrial uses.

That history remains visible, with cottages, terraces, warehouses and newer infill sitting side by side. It’s one of the more diverse — and complex — parts of the Inner West to work within.

Rozelle is also at the centre of significant change. The WestConnex interchange, the transformation of the White Bay Power Station precinct, and future metro connections are reshaping how this part of the Inner West connects to the city.

Much of this sits just beyond the residential streets, but its influence is real — affecting movement, amenity and long-term development pressure across the peninsula.

Balmain

Established, dense, and deeply valued

Balmain is the most established — and tightly held — of the three. Set on a harbour peninsula just minutes from the CBD, it combines a strong village culture with a deeply embedded architectural identity.

Its network of terraces, cottages and narrow streets is remarkably intact. With that comes both value and constraint.

Designing here requires precision — finding ways to bring light, space and comfort into buildings that were never designed for contemporary living, while working respectfully within a highly sensitive heritage context.
